Austin Commercial Roofing by Property Type and Situation
This page is a router rather than a sales pitch. Find the situation that matches your building and go straight to the answer — whether that is an active leak at midnight, a hail claim with a closing window, a capital plan three years out, or a bid you cannot make sense of.
How to use this page
Commercial roofing questions almost never arrive as "which system should I buy." They arrive as a stained ceiling tile, a board asking for a number, or three bids that are thousands apart for no reason anyone has explained. The sections below are organized that way: by situation first, then by guide, then by property type and system. Start wherever your problem actually is.
Eight situations, and where each one goes
If one of these is you, the right page is one click away. If none of them is, call and describe it — we will tell you which of these it actually is.
Austin commercial roofing guides
Eight in-depth guides, each scoped to one decision so none of them wastes your time restating the others.
What your building actually needs
Different buildings, different priorities. A warehouse needs durability and drainage; a medical building needs zero disruption; a retail centre needs work sequenced around tenants.
The six systems, and what each is actually for
Any competent contractor can install any of these. That is precisely why a recommendation that always lands on the same product is a sales position rather than an assessment.
| System | What it is for | Typical service life |
|---|---|---|
| TPO | Reflective white single-ply on low-slope roofs; the default on much of Austin's commercial stock. See white membrane roofing installation in Austin TX. | 20–30 yrs |
| EPDM | Proven durability across large, simple roof planes with few penetrations. | 20–30 yrs |
| PVC | Restaurants and anywhere with grease or chemical exposure; the most weldable of the single-plies. | 20–30 yrs |
| Built-up | Heavy foot traffic and redundancy, where multiple plies earn their weight. | 20–30 yrs |
| Mod bitumen | Mixed-use buildings and roofs that need straightforward field repairs. | 15–20 yrs |
| Metal | Longevity and sloped sections. Standing seam runs 40+ years; exposed fastener lives or dies by its gaskets. See Austin TX commercial metal roofing. | 40+ yrs |
Before you hire anyone in Texas
Texas does not issue a statewide roofing contractor license, so there is no license number to filter on. Any Austin roofer advertising one is misrepresenting it, and that by itself is enough to walk. Verify instead on manufacturer certification for the specific system quoted, a current insurance certificate, a written line-item scope, an OSHA record and a workmanship warranty separate from the material warranty — the full method is on Commercial roofing contractor Austin.

Questions we get before anything else
Which commercial roof system is best for my Austin building?
It depends on slope, foot traffic, rooftop equipment, how long you will hold the property and what is on the roof now. Any competent contractor can install any of the major systems, so a recommendation that always lands on the same product is a sales position rather than an assessment. We install TPO, EPDM, PVC, built-up, modified bitumen and metal, which is why we can tell you when the answer is not the expensive one.
Where should I start if my roof is leaking right now?
Call rather than using a form — (512) 529-2072, on a two-hour response target, 24 hours a day. An active leak is triaged first and diagnosed second: we dry it in to stop interior damage, then find the true source, which on a commercial roof is frequently some distance from where the water appears inside.
Do I need a repair or a replacement?
The honest answer needs someone on the roof with a moisture meter, because the deciding factor is how much of the assembly is wet rather than how old the roof is. A free inspection gives you that, in writing, with photographs. We will show you the numbers for repair and for replacement side by side, including when the answer is that the roof has years left.
How do I verify a commercial roofer in Texas?
Not by license number, because Texas does not issue a statewide roofing contractor license. Verify on manufacturer certification for the specific system being quoted, a current insurance certificate, a written line-item scope, an OSHA safety record and a workmanship warranty separate from the material warranty. Any roofer advertising a Texas roofing license is misrepresenting it.
What does a free roof inspection actually include?
Getting on the roof, moisture readings, photographs tied to locations, an assessment of remaining service life, and a written report you keep whether or not you hire us. No obligation and no windshield estimates — a number produced without walking the roof is a guess.
Do you work outside Austin?
Yes — Round Rock, Cedar Park, Pflugerville, Georgetown, Leander, Kyle and Buda, from single buildings to multi-property portfolios. Being local is the reason we can hold a two-hour emergency response target at all.
Not sure which of these you are? Describe it and we will tell you.
One call, one crew on the roof, and a written report with photographs and moisture readings that you keep whether or not you hire us. We have been doing commercial roofing for Austin property owners since 2008, across more than 500 commercial properties in Austin, Round Rock, Cedar Park, Pflugerville, Georgetown and Leander.
Certified installer for GAF, Firestone and Carlisle. $2M liability coverage. OSHA-compliant crews with a zero-accident 2024 record. Two-hour emergency response, 24/7.

Service-life figures are general industry expectations for correctly installed and maintained systems, not a warranty, and vary with specification, installation quality and maintenance. System recommendations here are general guidance; the right system for a specific building is determined on site. Planning ranges referenced on linked pages are budgeting figures rather than quotes. Texas does not issue a statewide roofing contractor license; verify any roofer by insurance certificate and manufacturer certification. Warranty terms are set by the manufacturer and vary by system and installer certification.
