What Are The Average Costs For A Commercial Roof In Austin?

The average costs for a commercial roof in Austin run from roughly $5 to $18 per square foot installed, depending entirely on the system. That range is wide because square footage is one variable out of six — and a narrower published figure would hide exactly the things that move a real price.

Why the range is that wide, and why a narrower one would be dishonest

A 20,000 square foot warehouse with clear roof access, sound decking and eight penetrations is a completely different job from a 20,000 square foot retail centre with restricted access, saturated insulation in two bays and forty penetrations. Same square footage, same system, and a price gap that a tighter published range would simply conceal.

Anyone quoting a commercial roof at a single number per square foot without walking it is guessing, and the guess is almost always low — because the things that raise a price are the things you cannot see from the parking lot.

What moves it

Six variables that legitimately change the number

01

What is under the membrane

The single largest unknown. Saturated insulation, deteriorated deck, or two existing layers where the drawings showed one all change the job materially.

This is why a core cut matters and why an estimate given without one carries a caveat you should insist on seeing in writing.

ASK FOR — a deck repair allowance as its own line, with a stated rate above it
02

Access and height

Crane or hoist time, staging space, the route materials take, and whether the building is occupied while you work. A roof you can drive a truck beside costs less than a roof you cannot.

03

Penetration and detail count

Curbs, drains, scuppers, vents, skylights, HVAC units, conduit. Details are where roofs fail and where labour concentrates — the detailing and verification side is commercial waterproofing in Austin TX.

04

Insulation thickness and R-value

A major cost line and a common place for two bids to diverge invisibly. Two quotes can specify the same membrane over materially different insulation, and only the line items reveal it.

05

Slope correction

Where drainage is the underlying problem, tapered insulation or a cricket is a separate line and will read higher than a bid that simply re-covers the low spots — the geometry is on flat roof installation contractor in Austin.

06

Code and wind uplift requirements

Attachment pattern and edge metal requirements are set by code and by the manufacturer for the warranty, not by preference. They are not negotiable and should not be quietly omitted.

From range to number

What this page is, and what the estimate page is

These are two different jobs and it is worth saying which is which.

This page answers the question. What a commercial roof costs in Austin, by system, and what moves the figure. It is the arithmetic.

The Austin roof estimate page is the document. The difference between an estimate, a quote, a bid and a proposal; the nine line items every estimate should contain, as a checklist you are told to hold against every bid including ours; and five red flags with a verdict on each. If you are about to receive bids, that is the page to read.

The honest sequence is: use the ranges here to size a budget, get the roof walked, then judge the resulting documents against that checklist. A number without a document behind it is not a price, it is an opening position.

What a free inspection gives you

A written condition report with photographs and a core cut where warranted, which is what turns a planning range into a number you can take to a board. Yours to keep, and usable for a competing bid — Commercial roof inspection Austin.

Common questions

Questions we get on this

What are the average costs for a commercial roof in Austin?

As planning ranges, installed: modified bitumen $5.00–8.50 per square foot, EPDM $5.50–9.00, built-up $5.50–9.00, TPO $5.50–9.50, PVC $7.00–12.00 and standing seam metal $10.00–18.00. Those are budgeting figures for a typical Austin commercial property, not quotations.

Why is the range so wide?

Because square footage is one variable among six. Two 20,000 square foot buildings with the same system can differ substantially on access, penetration count, insulation, deck condition and whether slope needs correcting. A narrower published range would conceal exactly the things that move a real price.

What is the single biggest cost unknown?

What is under the membrane. Saturated insulation, deteriorated deck, or two existing layers where the drawings showed one all change the job materially — which is why a core cut matters and why any estimate given without one should carry a caveat you can see in writing.

Can you quote without visiting the building?

We can give you a planning range, and we will say plainly that it is one. We will not give you a price, because anyone quoting a commercial roof without walking it is guessing and the guess is nearly always low — the things that raise a price are the things you cannot see from the parking lot.

Is TPO always the cheapest choice?

Not on first cost, and cheapest on first cost is the wrong test anyway. TPO usually produces a strong cost-per-year-of-service figure in this metro, but PVC earns its higher price where there is kitchen grease or chemical exposure, and metal has the lowest per-year cost of all if you hold the building long enough.

What should we do with these numbers?

Size a budget with them, then get the roof walked. After that, judge the documents you receive against the nine-line-item checklist on our estimate page. A number with no document behind it is an opening position rather than a price.

Serving Austin, Round Rock, Cedar Park and Pflugerville. Mon–Fri 7AM–6PM, Sat 8AM–4PM. PLANNING RANGES ONLY: any figure shown is a budgeting range for a typical Austin commercial property, not a quotation. Roof size, access, height, deck condition, insulation, existing layers, penetration count and code requirements all move a real number, and a firm price requires a physical inspection with a core cut where warranted. Service lives are manufacturer and industry typicals under normal maintenance, not guarantees. Warranty terms are set by the manufacturer, vary by system and installer certification, and should be read on the certificate. Texas does not issue a statewide roofing contractor license — verify any roofer on insurance certificates sent directly by the insurer and on manufacturer certification for the specific system quoted. We do not negotiate insurance claims or act as a public adjuster; that is a licensed role in Texas. Nothing here is legal, insurance or engineering advice.
