Austin Commercial Roofing Solutions
Austin commercial roofing solutions come down to four options: repair, restore, recover or replace. Each is the right answer on some roofs and an expensive mistake on others. Which one fits yours depends on three measurements, not on what a bidder happens to sell.
Repair, restore, recover, replace
| Repair | Restore | Recover | Replace | |
|---|---|---|---|---|
| What happens | Fix defined problems: seams, flashings, penetrations, punctures | Repair, then a liquid coating system over the existing membrane | A new membrane installed over the existing roof, usually with a cover board | Tear off to the deck, repair the deck, install a new system |
| Relative cost | Lowest | Low to moderate | Moderate | Highest |
| Disruption | Minimal | Low: no tear-off | Moderate | Highest: tear-off over occupied space |
| Needs | A roof that's sound overall | A dry roof and a sound membrane | A dry roof and a code allowance for another layer | Nothing: it resets the roof |
| Main risk | Patching a roof that needed more | Sealing in wet insulation | Trapping moisture; loading the structure | Paying for more roof than you needed |
Three measurements decide the answer
- How much of the insulation is wet. A moisture survey and core cuts. Isolated wet areas can be cut out; if roughly a quarter or more of the roof is wet, restoration and recover usually stop making sense.
- How many roofs are already there. Building codes generally don't allow a recover where two or more roof systems already exist. Core cuts show the layers, so ask for them.
- What the deck is doing. Rusted steel, soft wood or damaged concrete changes everything. You can't restore or recover your way past a failing deck.
Anyone recommending one of the four without a moisture survey and a core cut is guessing, and a guess usually lands on whatever that bidder sells most of.
Matching the solution to the roof
Sound roof, specific leaks
Leaks traced to seams, flashings or penetrations on a roof with life left. See Commercial roof repair Austin.
Aging but dry
A sound, dry membrane near the end of its life, where a coating adds years without a tear-off. See Austin commercial roofing restoration.
Dry, one existing layer
A single existing roof, dry insulation and a sound deck, where a new membrane can go over the top.
Wet, failing or layered out
Widespread wet insulation, a failing deck, or no allowance for another layer. See Commercial roof replacement in Austin.
