The Short Version

Commercial roof construction in Austin is the design and installation of a complete roof assembly on a new commercial building — or a full re-roof — engineered from the structural deck up through vapor control, insulation, cover board, and the finished membrane or metal system. Done right, it's not just "installing a roof"; it's building an assembly that meets code, wind uplift, and energy requirements, and that a manufacturer will stand behind with a system warranty.

ATX Commercial Roofing Pros builds new commercial roofs and re-roofs across the Austin metro. As a certified installer for GAF, Firestone, and Carlisle, we handle spec and submittals, coordinate to the general contractor's schedule, install to manufacturer detail, and deliver the warranty documentation. Since 2008 we've built and serviced 500+ commercial roofs — $2M insured, OSHA-compliant, zero accidents in 2024.

Scope of Work

What our commercial roof construction covers

Whether it's a ground-up build or an occupied building getting a full new roof, commercial roof construction in Austin means owning the whole assembly — not just the top layer.

Ground-Up

New construction roofing

Complete roof systems for new commercial builds — spec'd with the GC and architect, installed on schedule, inspected at each stage.

Full Replacement

Tear-off & re-roof

Removing a failed roof to the deck and rebuilding the full assembly — the "construction" most existing buildings actually need.

Add-On / Recover

Roof recover systems

Where the deck and structure allow, a code-compliant recover over the existing roof — faster and lower-cost than a full tear-off.

Envelope

Insulation & energy systems

Tapered insulation for positive drainage and code-compliant R-value — built into the assembly, not an afterthought.

Detailing

Flashing, curbs & penetrations

The details that decide whether a roof leaks — parapets, curbs, drains, and equipment tie-ins built to manufacturer spec.

Sheet Metal

Metal roofing & edge metal

Standing-seam and structural metal roofs, plus engineered edge metal and coping that meet wind-uplift requirements.

Anatomy of the Assembly

How we build a commercial roof, layer by layer

A commercial roof is a system, and every layer has a job. Skipping or under-building one is how new roofs leak in year two. Here's the low-slope assembly we construct, deck to surface.

01Structural deckMetal, concrete, or wood deck — inspected for a sound, dry, properly fastened substrate before anything goes down.
02Vapor / air barrierWhere the building's use and climate call for it, a vapor barrier controls condensation inside the assembly.
03InsulationPolyiso or equivalent to hit code R-value; tapered layout engineered for positive drainage to the drains.
04Cover boardA rigid cover board adds impact resistance and a stable substrate for the membrane — key for hail-prone Central Texas.
05Membrane / metalThe finished waterproofing layer — TPO, EPDM, PVC, built-up, mod-bit, or metal — mechanically fastened, adhered, or welded.
06Flashing & terminationsEdge metal, parapet and curb flashing, penetrations, and drains detailed to spec — where most leaks are won or lost.

Every layer is installed to the membrane manufacturer's published system detail, which is what makes the roof eligible for a full system warranty.

Systems We Build

Choosing the right system for a new Austin roof

The best system depends on the building — slope, rooftop equipment, budget, and how long the owner will hold it. We build all of the major ones, so the spec matches the project instead of the one product we happen to sell.

SystemBest for new construction when…Service life
TPOEnergy code / reflective white roof, budget single-ply20–30 yrs
PVCRestaurants, kitchens, chemical or grease exposure20–30 yrs
EPDMLarge, simple roof planes needing proven durability20–30 yrs
Built-Up (BUR)Heavy rooftop traffic and redundancy are priorities20–30 yrs
Modified BitumenMixed-use buildings wanting easy future field repairs15–20 yrs
Metal (standing seam)Longevity, sloped design, lowest long-term maintenance40+ yrs

Who We Build For

Built to work with your team

Roof construction rarely happens in isolation — there's a GC, a schedule, other trades, and an owner watching the budget. We're built to slot into that.

General contractors

A roofing sub that reads the plans, hits the schedule, coordinates with other trades, and doesn't hold up your CO.

Developers & owners

New commercial builds where the roof needs to be right the first time and carry a real warranty from day one.

Architects & specifiers

System specs, submittals, and details that match the drawings — and honest input when a better assembly exists.

Property managers

Full re-roof construction on occupied buildings, sequenced to keep tenants operating and dry throughout.

Industrial & warehouse

Large-deck roofs with drainage, uplift, and equipment loading engineered into the assembly.

Retail & office

Clean, phased construction that keeps storefronts open and building interiors protected during the build.

How We Build

Our commercial roof construction process

Spec, takeoff & bid

We review plans (or assess the existing roof for a re-roof), confirm the right assembly, and return a detailed, line-item bid — with submittals ready for architect and manufacturer approval.

Schedule & coordination

We lock the roofing window into the construction schedule, coordinate with the GC and other trades, and stage material and safety so the deck is ready when we are.

Assembly install to spec

OSHA-compliant crews build the assembly layer by layer to the manufacturer's system detail, with in-progress checks so nothing gets buried out of spec.

Inspection & warranty handoff

Final inspection (and manufacturer inspection where the warranty requires it), water-testing as needed, then full documentation and warranty registration.

Already have a roof that just needs fixing? Construction is for new builds and full re-roofs. For leaks and localized failures on an existing roof, start with commercial roof repair; to protect a new or existing roof over time, see commercial roof maintenance.

Why ATX Commercial Roofing Pros

As a Austin metro commercial roofing contractor we build roofs to last — here's why general contractors and owners trust us with new construction.

Certified installer for GAF, Firestone, and Carlisle — the prerequisite for a full system warranty, not just a material one.

[02] We hit the schedule

A roofing sub that respects the critical path, coordinates with trades, and doesn't become the reason your CO slips.

[03] Every major system

TPO, EPDM, PVC, built-up, modified bitumen, and metal — so the spec fits the building, not our inventory.

[04] Built for Central Texas

Hail-rated cover boards, UV-appropriate membranes, and drainage engineered for our storm and heat load.

[05] $2M insured, OSHA-compliant

Real coverage and a zero-accident 2024 record — clean paperwork and a safe jobsite for your project.

[06] 20+ years, 500+ roofs

Since 2008 across the Austin metro. We've built enough roofs here to know what lasts and what fails.

Common Questions

Commercial roof construction in Austin — FAQ

What does commercial roof construction include?

The complete roof assembly on a new building or full re-roof — structural deck prep, vapor/air barrier where needed, insulation (often tapered for drainage), cover board, the finished membrane or metal system, and all flashing, edge metal, and penetration details. It also includes spec and submittals, schedule coordination, inspection, and warranty registration.

Do you work as a subcontractor for general contractors?

Yes. We regularly work as the roofing subcontractor on new commercial builds — reading the plans, providing submittals for architect and manufacturer approval, coordinating with other trades, and installing within the construction schedule so we're not the reason a certificate of occupancy slips.

What's the difference between roof construction and a re-roof?

New construction builds the roof on a brand-new building; a re-roof rebuilds the roof assembly on an existing one — usually a full tear-off to the deck, then constructing the new assembly. Both are "roof construction" in the sense that the full system is built up from the deck, and both carry manufacturer system warranties when built to spec.

Which roof system is best for a new commercial building in Austin?

It depends on the building. TPO is a common energy-code-friendly reflective choice; PVC suits kitchens and grease exposure; EPDM is proven on large simple roofs; built-up and modified bitumen add redundancy; and standing-seam metal lasts 40+ years for sloped designs. We spec to the building's slope, equipment, budget, and hold period rather than pushing one product.

Are your roofs backed by a warranty?

Yes. Because we're certified installers for GAF, Firestone, and Carlisle and build to their published system details, new roofs are eligible for full manufacturer system warranties covering both material and workmanship, on top of our own workmanship warranty.

Are you licensed and insured?

We carry $2M in liability coverage, are fully insured, and run OSHA-compliant crews with a zero-accident 2024 record. Note that Texas does not issue a statewide roofing contractor license, so the right way to vet any roofer here is by insurance certificates and manufacturer certifications — both of which we provide on request.

What areas do you build in?

Austin and the surrounding metro — Round Rock, Cedar Park, Pflugerville, Georgetown, Leander, Kyle, and Buda — for new builds, full re-roofs, and multi-building developments.
